Finding The Best Selling Agent

Before you invite an agent to look at your house with a view to putting it on the market for sale, how do you decide who is the ‘right’ agent - the best one to sell your single greatest asset?


Read this article to find several ways you can research the likelihood of a successful sale before choosing an agent.


One of the most important attributes and agent can demonstrate is something you can easily research for yourself: does the agent has a strong local market presence?


What an agent’s name means nationally or how many offices come under the umbrella of that name means little; the brand that matters to vendors looking for good sale outcomes is the agency’s presence in the local (i.e. 3-5 kilometres from the property) area.


One of the ways you can determine the strength of an agent’s local presence is by driving around in your neighbourhood and looking at signboards. Who has the most signboards, but even more importantly, who has the most ‘Sold’ signs on those signboards?


You can take a similar approach by looking through the local paper and asking yourself the question: Who has the strongest presence in the local area newspaper? When you have finished with the newspaper, google houses for sale in your area. Again, who has the strongest visibility - and sold properties?


As well as local presence, local reputation is something an intending vendor would be wise to assess. This can be done by talking to people in your area who have recently sold. Check out the agent’s reputation for integrity and honesty, but also of course for sales results. The agent herself should be able to provide a list of properties similar to yours that have sold in the last three to four months.
